Agency Category Courses

Commercial Buyer Representation – 3 Hours
Students will learn their unique ethical and legal responsibilities when practicing this form of single agency. The Course will include a discussion of services to be provided to the client and methods of attracting commercial buyers that understand the value of utilizing a commercial Buyer Representative.

Commercial Tenant Representation – 3 Hours
An overview of the Tenant Representation process, including a complete discussion of agency responsibilities to the client, services provided to the client and effective strategies to secure Tenant Representation assignments.

Commercial Buyer & Tenant Representation – 3 Hours
Students will learn their increased legal & ethical responsibilities when representing a client in a single-agency sale or lease transaction.

Agency and the Commercial Licensee – 3 Hours
Licensee will learn the different types of agency and those that comply with statute and Commissioner’s Rules so as to be able to better serve the client.

Commercial Broker Managment Clinic # 1 – Statutes & Rules – 3 Hours
Licensee will gain a thorough understanding of their responsibilities to be able to comply with the Arizona Revised Statutes and the Arizona Administrative Rules (“Commissioner’s Rules”).

Commercial Broker Management Clinic #2 – Broker Policies – 3 Hours
Licensee will learn how to develop Broker Supervision Policies, a Broker Manual and and an Independent Contractor Agreement (“ICA”) in compliance with the Arizona Revised Statutes and the Arizona Administrative Code (“Commissioner’s Rules”).

Commercial Broker Management Clinic # 3 – Broker Supervision – 3 Hours
Licensee will gain a thorough understanding of their statutory and Commissioner’s Rules duties regarding Risk Management, Broker responsibilities and legal obligations.

Ethics and the Commercial Licensee – 3 Hours
Students will gain a clear understanding of the interdepenence of the Commissioner’s Rules, the Arizona Revised Statutes and the NAR Code of Ethics.

Drafting the Commercial Purchase and Sale Agreement
Licensee will learn to correctly draft the Purchase and Sale Agreement (PSA), including all pertinent Exhibits, in compliance with Contract Law with the goal of protecting the client.

Drafting the Retail NNN Letter of Intent – 3 Hours
Students will learn to negotiate and draft the retail NNN Letter of Intent in compliance with contract law and Commissioner’s Standards.

Drafting the Full-service Office Letter of Intent – 3 Hours
Students will learn to negotiate and draft the full-service office Letter of Intent in compliance with contract law and Commissioner’s Standards.

Drafting the NNN Office Letter of Intent – 3 Hours

Writing the AAR Commercial Real Estate Purchase Contract – 3 Hours
A line-by line analysis of the Contract with a complete explanation and interpretation of the content. Features include cross-referenced websites to assist the licensee in the correct and accurate drafting of the document and common Addendums.

How to Negotiate and Draft the LOI & Full-Service Office Lease – 3 Hours
A step-by-step instructional course on the proper negotiation and drafting of the Letter of Intent and Full-Service Office Lease. Includes sample Letters of Intent, Full-Service Office Lease form and Lease Exhibits.

How to Negotiate and Draft the LOI & NNN Retail Lease – 3 Hours
A thorough course of instruction on the negotiation and drafting of the Letter of Intent and NNN Retail Lease. Sample Letters of Intent, NNN Retail Lease form and Lease Exhibits are included.

How to Negotiate and Draft the LOI & MG Industrial Lease – 3 Hours
This class offers a complete analysis of the use of the AIREA Industrial Modified gross Industrial, the most commonly used Lease for in the marketplace. The Clandestine Drug Laboratory Staute and its Impact on Commercial and Residential Properties – 3 Hours
Licensee will learn how to comply with this Arizona statute and be able to make the appropriate disclosures to their client so as to be able to avoid civil and/or criminal penalties.


Fair Housing Category Courses

Fair Housing and the Arizona Licensee – 3 Hours
A thorough review of Federal and State Fair Housing Laws, including a discussion of landmark legislation and court cases since 1866.

Americans With Disabilities Act and the Commercial Licensee – 3 Hours
Students will learn the provisions of the ADA, how to comply with the law and how to protect their client’s interests as it relates to commercial real estate transactions.

The Americans With Disabilities Act & Fair Housing-Current Topics, Trends and Enforcement
Licensees will learn the basic provisions of the Americans with Disabilities Act (ADA) & Arizona and Federal Fair Housing Laws. Current topics, trends and enforcement procedures will be discussed.

An overview of commercial property brokerage, including entry routes to the industry, property types and areas of specialization, steps to success and a general description of the listing and marketing process.

Valuation and Financing of Commercial Properties – 3 Hours
Students will gain a clear understanding of the relationship between property value and the type and amount of available financing.

Listing and Marketing Commercial Properties – 3 Hours

Opportunities in 1031 Real Estate Exchanges – 3 Hours
This course is designed for the licensee that desires to learn the basic rules and regulations regarding tax-deferred exchanges and how to serve the client in a legal and professional manner.

Environmental Due Diligence & Disclosure Affecting Tenants and Landlords of Commercial Properties – 3 Hours
This course focuses on the environmental issues that are inherent to commercial properties. Students will learn the environmental issues specific to each property type and how to protect their client and reduce their own liability in this important area.
